We recently had the
privilege of helping a client both satisfy another 1031 exchange and achieve
his financial goals. Our client, Mr. Lee, owns several properties in Hawaii
and on the mainland. As he is nearing retirement and wants to simplify his
life, he has been looking at transitioning his real estate holdings into
more passive investments providing monthly cash flow.
Over the past two years, Mr. Lee has successfully sold four properties;
transitioning them, through 1031 Exchange transactions, into a portfolio of
real estate and energy investments that include: fractional interests in
Office, Medical, Restaurant and multi-family apartments; as well as royalty
interests in producing oil, natural gas and coal interests.
The successful 1031 Exchange transactions have given Mr. Lee a deferral of
his capital gains tax and have provided him to date cash-on-cash annual
returns on his equity of 6% to 12%. Additionally, Mr. Lee enjoys the security his
diversified portfolio of professionally-managed, geographically diverse real estate
properties provide. Mr. Lee's
